Why We Like Living Here and Why You Will Too!
The Things We have Enjoyed Most about Living Here Are:
  • We love being in Davidson. Lake Davidson is a small lake without a lot of power boats. It is great for canoes, kayaks (my rowing shell), and a stand-up paddle boards
  • There are Great Blue Herons, Osprey, beavers, turtles and a variety of fish hanging out
  • For distance swimmers, it is a great place to get in a 2k swim without going through the gauntlet that is Lake Norman.
  • We are also close to Harris Teeter, Fresh Market, Ferrucci’s—an Italian market in Cornelius, worth the trip
  • If you work for Ingersoll Rand, you could paddle to work! We can step out the door, go for a swim in the pool, launch the canoe & go for a paddles, or have a cocktail around the pool in the evening.
  • Davidson College has a lot going on from sports to Nobel Laureates speaking, to former Secretaries of State talking about world politics. We go to a couple of events every semester.
  • Short walk up the street to the Park behind Davidson Day School. Very pretty path through the woods to a gazebo and views of the lake. Great place to bring the dog for a walk
We Enjoyed This Particular Floorplan Because:
  • The unit has windows to the east, north, and west. Always a lot of light, but not too hot in the summer time.
  • The porch is great
  • The neighbors below are an office, so there is no noise from them at night or really, ever
  • The breezeway between our unit and the other on the third floor is also a great sound barrier
  • It is very quiet and peaceful
What Our Neighbors Are Like:
  • Very quiet neighborhood
  • Great group of people
  • There are pool parties in the summer where it is pot luck. Everyone is friendly and interested in being good neighbors
Some Things You May Want To Know Are:
  • Sabi is within easy walking distance, and has great sushi and takeout!
  • The Davidson farmers market is every Saturday behind Summit during the spring, through fall. It is terrific. We are big fans of buying and eating local
  • If you don’t know what Summit is...you need to find out. Summit Coffee was started by a couple of graduating Davidson College students, and is a hub of local activity. They have singers a couple nights a week, and good beer and wine that you can bring outside

Move In Ready Condo in Elevator Building- Walking Distance to Davidson! Freshly painted w/neutral colors & natural light throughout, open floorplan offers fireplace, cathedral ceilings and spacious rooms. Unwind on the large balcony while overlooking natural wooded area, relax at community pool or spend the day on Lake Davidson- perfect for kayaking! “Circles at 30” shopping/restaurants are only steps away & with Downtown Davidson & Davidson College an easy walk, this home is a must see!

The Famous Toastery

The Famous Toastery, formerly known as Toast Café, plans a move back to Huntersville. Originally on Huntersville-Concord Road, Toast Café closed after the building became too small for business.
Its new location will be in a stand-alone building in front of Earth Fare off Gilead Road in Huntersville.  This will add to current locations of Davidson, Mooresville, Tega Cay, Ballantyne, Dilworth & Cary.  Besides re-opening in Huntersville, The Famous Toastery has plans for expanding throughout the greater Charlotte area and even Florida.  There are also current talks of franchising to even more locations in the future.
The Famous Toastery is known for its breakfast menu - available for breakfast AND lunch - and also for serving locally sourced, organic food.  Dinner is also served at each location, offering nightly specials.  Many patrons love The Famous Toastery's take on eggs - omelets, eggs any style, frittatas and more!  You can often see hungry patrons waiting in line on a Saturday or Sunday morning for brunch.  The Famous Toastery hopes to gain fans in more towns.

The Cedars Bed & Breakfast, Davidson

“Davidson needs a bed and breakfast.” That’s what my wife reported after she had come home from dinner with a friend in Davidson. Sue had idly conducted a Google® search for bed and breakfast inns in Davidson while she was waiting for her friend to arrive and found nothing. Bed and breakfast locations were very much on her mind. I had retired from practicing law several years ago and she was contemplating retiring in two years or so from her job at the CHS Behavioral Health Hospital on Davidson-Concord Rd. She wanted us to have a common retirement activity. We had considered bed and breakfast locations in the mountains but I could not get enthusiastic about moving to a distant locality without friends or family to start a venture in which neither of us had any experience.
But Davidson had appeal. First, our local contacts readily confirmed the results of the Google® search—there were no true bed and breakfast inns in the Town of Davidson or even in surrounding area. The Davidson College guest house was usually booked, as was the Davidson Village Inn. People at the College, the Town and in the real estate business all assured us there was strong and unmet demand for a bed and breakfast. Then, we had family support. Taylor Blackwell, the father of my sister-in-law, had been urging me to move to Davidson since I first came to Charlotte in 1982. His daughter-in-laws were active members of the Davidson business community and were enthusiastic about the idea. Then there was the undeniable and genuine charm of the Town itself. That was what drew Sue to whip out her smart phone in the first place. Main Street was vibrant, diverse and fun on that August night, and the college was not even in session.
Cedars Bed & BreakfastFamily support, existing contacts, a charming town in need of a bed and breakfast and strong support from everyone we met persuaded us to leave the home I built in Charlotte 29 years ago and put down new roots in Davidson.
The final factor was the house we identified. It was perfect, located within walking distance of the center of town on Concord Rd., with five bedrooms, four full bathrooms, a huge, open and inviting common area and plenty of parking. Sue’s artistic eye quickly saw that by putting in a simple set of French doors, we could divide the kitchen, back bedroom, sunroom and great room into a very usable owner’s apartment, leaving the four main bedrooms and the common areas for the guests.
Since we purchased it, Sue has repainted the interior. Our contractor built the French doors and the bookshelves in the library. We have had an enormous commercial gas hot water heater installed. We opened for guests on December 20, 2014 and they have been enjoying our hospitality ever since.
We offer a restful night’s sleep in rooms that are equipped with everything from a King-sized bed to two twin beds, an en suite bathroom with whirlpool bath to a shared bath down the hall. Every room has a dorm refrigerator for storing personal refreshments, a flat-screen television and free WiFi. All guests can enjoy a common living room furnished with antiques, the dining room and a library stocked with serious literature, best-sellers, children’s books, games and puzzles.
In the morning, Sue’s talents as a chef get to shine. She received a degree in Culinary Arts from Johnson & Wales University in Charlotte and pours out her skills into a breakfast menu that includes a gourmet special such as baked eggs over asparagus, home-made granola, eggs any style and breakfast meats that vary from day to day. Each guest receives a menu in the evening and gets to select exactly what he or she wants on the following day.

Our guests come to us for a variety of reasons. Couples come for a romantic weekend getaway. Davidson alumni visit to catch a basketball game. We offer gourmet cooking weekends with personal instruction from Chef Sue. Parents stay while visiting their children at the College or escorting their high schoolers as they check out the College. To our surprise, many guests have been the adult children of parents who no longer have comfortable room at home for their beloved visitors. Business people who are planning to relocate to the area from far away have enjoyed our rooms. We think the inn will be perfect for a girl’s weekend, or a wedding party, where friends could book the entire house and enjoy its common amenities and gardens. The fire pit outback will be a perfect place for friends to gather over wine on a spring evening. There is no limit to the reasons people will want to enjoy a tasty, chef-prepared breakfast and a gracious private home to find sanctuary from the outside world. That’s why we invite everyone to “Relax at Home in Davidson.”

3286 Streamside Drive - Davidson

3286 Streamside Drive

For more information, click here.

WHAT OUR SELLERS SAY ABOUT 3286 STREAMSIDE DRIVE:

The Things We have Enjoyed Most About Living Here Are:
My mother originally discovered The Farm at Riverpointe after my father passed. Once she decided to move to NC from VA she scoured scores of neighborhoods all across Mecklenburg, Cabarrus, and Union Counties and this was her favorite by far. She said she always felt alive and part of a community when she visited the neighborhood. Once she moved in and we visited her we understood exactly what she meant and worked feverishly to move into the neighborhood as well!
It is extremely common to drive through the neighborhood on a Saturday afternoon and see the streets lined with children on bikes and skateboards and adults sitting on each other’s porches or walking their dogs. I remember one specific day this past August we had just left the pool for the kid’s naps and as we rounded the loop at the amenity center there were kids playing basketball, the pool and waterslide was in full swing, and a group of men were playing flag football on the soccer field. I remember thinking, “This is as close to Mayberry as we could possibly get!” and that was on a regular summer afternoon…
The holiday season proved to be fascinating as well! I thought it was neat that the Social Committee hosted a fall festival and did a Halloween house decoration contest but actually on Halloween night it was the most spectacular showing of community I have actually experienced in person! The streets were FULL of trick-or-treaters being pulled in wagons, kids laughing and running, and adults in full costume ready to “trick” any kid that came near. It was truly one of the most family-focused community events I have ever seen! The mood continued all the way through the end of the year as families drove through the neighborhood marveling at the Christmas lights and as Santa visited the kids in the amenity center to read them stories. I could go on and on about the community including family movie nights at the amenity center, the community yard sales, etc etc.
Whether you are a single grandmother like my Mom and enjoy Book Club or a young family with small kids who wants to be around other young families, this neighborhood is perfect and is why we are staying!

Why this lot is amazing:
By the time we discovered The Farm at Riverpointe many of the sections were already completed and there were not many lots actually available. However, our lot was the last PREMIUM lot available and we knew that we absolutely could not let it pass us by! The lot not only backs to a natural wetland, which cannot be built on, it is also situated on an official storm easement so there is an additional 10 feet of space on the left side of the lot. The combination of a larger lot that backs to the tree line provides an incredibly scenic private back yard in an otherwise active neighborhood. The lush greenery lining the backyard fence is home to deer and rabbit; and, we even saw a blue herring this summer! There are not many things like preparing for a busy day like enjoying the serenity of watching the sunrise above the trees and hearing nothing but the sound of the bullfrogs in the pond all from your back door!
We Enjoyed This Particular Floor plan Because:
When you move in you will immediately understand why Ryan Homes named this plan The Rome. This plan is the perfect example of maximizing architecture by combining size, function and beauty. The Rome is the largest plan in The Farm yet does not at all feel overwhelming. The expansive square footage affords us the space we need to keep our busy weekdays organized, entertain friends on the weekends and host huge family gatherings on the holidays. Once we moved in, our house was quickly designated the family gathering venue for holidays. This Thanksgiving we hosted 26 people with plenty of space to spread out relax and play! Not only is the size and layout incredibly functional; our chosen design upgrades turned this into a beautiful home!
We spent time in the build process really thinking through how we would use the space. That attention to detail is evident when looking at things like the large playroom next to the loft, the addition of the French doors providing a quiet office, and even the built-in home theater upgrades in the loft, master bedroom, and family room. The softer elements add nice artistry to the home shown through the granite selections, cabinet hardware selections, upgraded lighting, and especially the floor to ceiling fireplace! Whether you are hosting a ping-pong match in the playroom or retreating for a private workout this floor plan is perfect!

Some Things You May Want to Know Are:
General
  • Overhead lights exist in every room and every hallway. Ryan homes only comes standard with overhead lights in the kitchen, bathrooms and closets
  • Ryan homes is energy star certified. By providing the certification to Duke Energy your billable rate is reduced.
  • The tank-less water heater is amazing! Every shower and faucet can be going at once and you never run out of hot water.
  • Pre-wired for Guardian security and has the control panel by the garage door; however, any system can be used for monitoring. We actually used a Time Warner system, which runs from cell towers as part of our cable/internet package.
  • The fireplace is gas and vents externally
  • Every window in the house is covered with plantation blinds (valued +$1200)
  • Key cards provide access to the amenity center and pool
Low Voltage:
  • Panel in front closet is a nice hide-away for built in cable and internet hookups
  • Central modem placement allows for full-house Wi-Fi internet coverage. Our coverage supports a smart TV downstairs and two upstairs, multiple phones and tablets.
  • Panel in exercise room allows for a receiver to control overhead Klipsch® speaker system in the family room
  • Panel for cable and power behind hanging TV allows for “no wires” TV
  • Built-in aux hook-up in the loft controls overhead Klipsch® speaker system in the loft and master bedroom. Each room has a wall control panel which works independent of one another.
  • There are internet hook-ups in both the study and in the playroom
  • There are cable hook-ups for the family room, exercise room, master bedroom, and loft.
  • There are telephone jacks in the kitchen and the master bedroom
  • There are lighted ceiling fans in the family room, master bedroom, bedroom 2, bedroom 3, and the loft. All ceiling fans have wall panels to control speed and light.
  • While there is one HVAC unit, there is a control for each floor to maximize comfort and energy savings
Attic
  • The attic was upgraded with pull-down stairs and additional storage flooring providing a huge storage area out of sight
  • Garage
  • 120 volt outlet in the garage to support an additional refrigerator or deep freezer
  • After moving in we treated the garage floor with a weathering kit (valued +$500). This is aesthetically pleasing but it also helps protect the concrete from spills and other harmful things often present in the garage.
Exterior
  • Fenced in back yard with two lockable gates
  • Fully sodded yard treated seasonally for maximum grass health (valued +$1,200)
  • Pine needles replaced with mulch by owner, rose bushes and shrubs added by owner
  • Plan upgraded to include full porch. This is not a standard offering of The Rome.
  • Flag holder mounted to column on front porch
  • Two exterior water hook ups and covered electrical outlets
Kitchen
  • Upgraded with morning room and gourmet island
  • 42” upgraded cabinets with hardware included
  • Gas stove with overhead exterior ventilation (limits cooking smells in home)
  • Refrigerator water/icemaker hook up
  • HUGE walk-in pantry
  • Nice recessed can lights overhead

Some of the participating Lake Norman Restaurants are listed below:

Alton’s Kitchen
Campania
Chillfire
Epic Chophouse

1216 Hudson Place - Davidson

For more information on this listing, click here.

The SELLER SAYS:
"Building this home was great fun. Sourcing all the antique architectural components we incorporated was a true adventure! Especially the floors which came out of a pre-1900s era school house ceiling, near the Pee Dee River in South Carolina. The front doors, the columns and the fireplace…they each have their story.
We’ve often felt like we are living in a mountain lodge here. The views of the changing sky and the evolving nuances of color on the tree trunks, branches and leaves of the woods as the seasons change is exquisite. And from the oversized arched window upstairs in the bonus room/bedroom suite, you have a front row seat of the Perseid meteor showers in August.
Everything becomes so tranquil before sunset in Hudson Place. And the rear deck is the ideal place to watch the sunset and relax as dusk settles in and the sounds of owls beginning their evening activities along the greenway begin. If you love song birds, this home is utopia. Just sitting at the breakfast table or working at the kitchen sink, look out the windows and you can literally watch a dozen varieties of birds on average each day. Finches, tufted tit-mice, cardinals, chickadees, redheaded woodpeckers and blue birds are regulars. Hawks also frequently land on the branches of trees in the back yard. And in summer, the humming birds are plentiful and very entertaining.
This home was ideal for our son and daughter. Having a bedroom suite in the walkout basement gave our son and his rambunctious friends plenty of space to “be boys”, while our daughter preferred an upstairs bedroom and throwing slumber parties in the guest room suite (now our bonus room). So it was always “girls dorm” up and “guys locker room” down at our house, with everyone gathering in the kitchen for frequent buffet style meals!
Hudson Place has evolved into a nice balance of young and families among the empty nesters. Halloween has become a lively event now and the night Santa drives through the neighborhood on his annual “fire truck ride” is the best of all! Adults and children alike get butterflies in their stomachs when they hear the siren and “Ho, Ho, Ho” on the megaphone as the truck approaches. The young kids just squeal with joy as they run to the curb to wave to Santa. That night NEVER gets old!
Kids growing up in Hudson Place have a great situation. When very young, the stretch of sidewalk to the end of the cul-de-sac is provides adventure and protection for them. Yet, by the time they reach 5th grade, they are walking, biking and skate boarding to Main Street Davidson for ice cream or to kick a soccer ball on the green with friends. When the days are colder and shorter, there’s usually a crew of boys playing tag football at the entrance to the greenway just two doors down. And weekends are a wonderful time for the whole family to stroll or bike down the greenway,
At 1216 Hudson Place, life is good!"

The Farm at Riverpointe: 3286 Streamside Drive

for more details on 3286 Streamside Drive, click here.

    2. Ryan homes is energy star certified.  By providing the certification to Duke Energy your billable rate is reduced.
    3. The tank-less water heater is amazing!  Every shower and faucet can be going at once and you never run out of hot water.
